Tips for a Quick Home Sale

With home sales being extremely competitive, and the holidays right around the corner it is a less than ideal time to sell, but with a few tips you can increase your homes sale-appeal.
The key to selling a home has always been making YOUR home seem like THEIRS. Make your buyers feel warm and welcome the minute they pull up in front.
• Keep the yard nice and free of weeds and kids toys. If you don’t have time to maintain your yard, get a gardener for the time that your home is on the market. The interest in your place begins at the curb, hence the term curb appeal.
• Moving inside, take a look around, does it look well kept and up to date. Have you kept your décor up with the season? If it's fall and you have the Fourth of July decorations up, buyers are going to wonder what else you have “let go.”
• If you have a fireplace, or even a faux fireplace, light it up. Making things look cozy and welcoming is a key tactic. Make the room warm and welcoming by adding lighting for pictures, displays and hidden alcoves.
• If you have excellent natural light and a lot of windows, let the light shine in! Schedule showings during the time of day when the natural light lights up your home. Serious buyers will often come at various times of the day, so be prepared with sparkling windows and attractive lighting.
• It’s something that sellers often don’t think of, but always keep your home climate controlled. Buyers will get a chilly reception if you don’t adjust your thermostat accordingly. Setting the thermostat at a comfortable temperature for your guests will ensure that the warm welcome mat is extended. It may cost a little more, but in the end, a sale will make it worthwhile.
• I’ve been to a lot of open houses, and the homes that are nicely staged seem more complete with soft music playing. Chose something that is relaxing and gives a peaceful feeling to your home, just the note you want to leave your future buyers with.
Remember to leave them with the feeling that, “Mi casa es su casa!”
