In today's market when someone speaks of a loan modification they are usually referring to a mortgage loan. With this type of loan modification there are one or more terms that are changed permanently so the homeowner can stay in the home and continue to make payments that he or she can afford.

With a loan modification, that which may be modified is the term, the rate, and the monthly payment. It's all about trying to get the payment reduced for the borrower inside of a do-able range. Usually the goal to work towards is a smidge less than one-third of a person's gross income. People who are underwater (the mortgage balance is higher than the home's market value) and can't breathe, or who have a skewed loan-to-income ratio, may qualify for a loan modification.
