The challenges in the current real estate market are plentiful. Beyond the economic woes, the property real estate agent is confronting a new client. The average age of real estate agents in the US and Canada is about 52, according to the National Association of Realtors, but the median age of the current property buyer is 31.

The way the new property buyer looks for real estate is very different than the traditional agent relationship. Gen X and Gen Y clients are using social networking, internet and other technology tools to shop for their home, with 84% initially finding the home they eventually buy on the internet. Additionally, property investment agents are becoming younger and younger.

Local real estate agents have had to add more technology to their skill set, including blogs, twitter and FaceBook sites and updated web sites with video and more detailed images. For some cutting edge, next generation possibilities in real estate technology; check out the Google Earth Blog
